When a home goes directly to Active status on the MLS, it gets one shot at a first impression. Buyers who see it on day one have no competition; no urgency; and no reason to offer above asking. Vista's strategy changes that dynamic entirely. By building demand through the Compass Private Exclusive network and Coming Soon phase before the listing goes live, we create the conditions for multiple competing offers; which is the single most reliable way to achieve above-asking prices in any market.

Compass Private Exclusives is a pre-market listing platform available only to Compass sellers. When Vista lists your home as a Private Exclusive, it is immediately visible to every Compass agent in the country; and their buyers; without ever appearing on Zillow, Realtor.com, or the public MLS.
This means your home can receive qualified offers before the general public even knows it exists. Sellers who receive pre-market offers often close faster, at higher prices, and with fewer contingencies than those who go straight to Active status.

Strategy consultation
Your Vista agent reviews your home, timeline, and goals; then recommends which phases make the most sense for your specific situation. Not every home needs all three phases.
Preparation and Concierge
Vista coordinates professional photography, staging, and any Concierge improvements. This phase sets the foundation; homes that are properly prepared consistently outperform those that are not.
Private Exclusive launch
If recommended, your home goes live on the Compass Private Exclusives platform. Your agent actively markets to buyer agents whose clients match your home's profile and evaluates any pre-market offers.
Coming Soon activation
Your listing appears on Compass.com as Coming Soon. Your agent builds the showing schedule, tracks buyer interest, and finalizes your offer strategy before launch day.
Active launch and offer management
On your target date, the listing goes Active on the MLS. Your agent sets an offer deadline, manages competing offers, and negotiates to maximize your final sale price.
