Preparation and Concierge

Vista coordinates professional photography, staging, and any Concierge improvements. This phase sets the foundation; homes that are properly prepared consistently outperform those that are not.

Private Exclusive launch

If recommended, your home goes live on the Compass Private Exclusives platform. Your agent actively markets to buyer agents whose clients match your home's profile and evaluates any pre-market offers.

Coming Soon activation

A Private Exclusive is a Compass-only listing that markets your home to 28,000+ Compass agents and their buyers before it ever appears on the MLS. It is the first phase of Vista's seller strategy. Sellers gain pre-market exposure to qualified buyers, test pricing without accumulating public days on market, and build demand before the official launch. Many Vista sellers receive offers during this phase; others use it to refine pricing and create urgency for the Active launch.
No; it typically does the opposite. Buyers who find your home during the Private Exclusive phase are highly motivated and often willing to pay a premium to avoid competing on the open market. Your Vista agent will advise you on whether to accept a pre-market offer or hold out for the full competitive launch.
Yes. The Private Exclusive phase is optional and strategic. Your Vista agent will recommend it when it adds value; for example, for privacy-sensitive sellers, unique properties, or situations where testing the market quietly is beneficial. For most standard listings, Coming Soon followed by Active launch is sufficient.
Coming Soon is a Compass-exclusive pre-market status that appears on Compass.com and is marketed to the full Compass agent network. It runs 7 to 21 days before your Active launch date. During this time, your Vista agent builds a showing schedule, tracks buyer interest, and finalizes your offer strategy so you are ready to move decisively when the listing goes live.
No. Days on market only begins counting when a listing goes Active on the MLS. Time spent as Private Exclusive or Coming Soon does not count; which is one of the key strategic advantages of this approach.
Compass Concierge is the preparation engine for Phase 1. It allows Vista sellers to make high-impact improvements; fresh paint, flooring, staging, landscaping; with zero upfront cost. Compass fronts the cost and is repaid at closing. Homes that go through Concierge improvements typically sell faster and for more than comparable homes that skip preparation.
Phase 1 (preparation and optional Private Exclusive) typically takes 2 to 4 weeks depending on scope. Phase 2 (Coming Soon) runs 7 to 21 days. Phase 3 (Active) begins on your target list date. Your Vista agent will build a custom timeline aligned with your goals and market conditions.
